Three European guys that own an apartment building offer rent discounts in exchange for anal sex. What little dialogue there is, is in English. The academy referred to in the title does not exist, unless the movie is from a how-to-pick-up-ass instructional video series. With the way the economy is, that rent angle probably works.

It works very well indeed in this movie, and on some incredibly beautiful women. Most of the scenes involve variations of group sex (three guys and two girls, two on two, three on three). With all the action going on, it’s hard not to find something to like.
