A sleazy real estate speculator (Liza Harper) hires a street artist (Lexxi Marie) to paint murals to spiff up a condo development she's remodeling on the cheap. The two soon become bedmates, but contractor Kurt Lockwood gets involved, too. Harper's weakness for drugs gives the unscrupulous Lexxi an opening to effectively steal her business.

Lexxi is a beauty, she can act, and she seems to enjoy the sex. It's great to see Harper, the semi-retired French anal queen, back in action. She has an excellent sex scene with Lockwood, hot but realistic, that reveals her controlling character.

There are big holes in the story, as if there wasn't enough time to shoot the whole script. Still, it's another good and nasty slice of fast-lane life in L.A. from a director who revels in it.
